Selling Your Home: Garden Matters

Gen Federico

Let’s assume the average discerning property seller has the indoor side of selling a house pretty much covered – a thrifty lick of paint, cupboards and units suffered a good scrub, curtains washed, carpet cleaned – investing in the cosmetic appearance of a property is generally termed as the normal path to a sale in the contemporary housing market.Bottom line – first impressions count. But, in terms of the garden, what takes an average property to got-to-have-it status?

• Superfluous outdoor structures and furniture like old sheds, rusted patio furniture and broken spot lights need to go. It’s far better for a space to be filled with tidy nothing than messy something!

• A little planning can go a long way. For example, very long, thin gardens look great when broken up into sections. This needn’t cost the earth either, some subtle areas of planting juxtaposed against freshly mown grass, some artfully placed rocky areas (including an area for outdoor furniture) and perhaps a water feature can be achieved with relative thrift.

• When it comes to planting, do a little research into the types of blooms abundant in colour throughout the time of year the property will be on sale. Perennials are a great investment, as they can mostly be left unmanaged throughout large portions of the year.

• Planters, pots and outdoor furniture are perhaps the most versatile sales weapons when it comes to creating and defining the mood of a garden. Be sure patio furniture has undergone a good scrub and been placed in the best position from which to view the garden.

• Think about navigating the garden by smell – the nose can evoke powerful emotional responses! Zoning areas to create a scented route from driveway to back garden is a great way to win over potential buyers. Consider sweeter smells around doorways, moving to more herb-like scents towards the edges of the garden.
